Why Coastal Homes Go Through Appliances Faster

Malibu, Pacific Palisades, Laguna Beach and Palos Verdes all share a problem that inland homes never face. Here is what salt air does and how to slow it down.

Short answer

Salt air accelerates corrosion on appliance condenser coils, grill burners and door seals. Coastal homes in Malibu, Pacific Palisades and Laguna Beach should have condenser coils cleaned twice yearly and outdoor grill burners inspected annually.

What salt air actually does

Airborne salt settles on metal surfaces and holds moisture against them. On aluminium condenser fins and steel burner tubes that produces pitting and eventually perforation. The effect compounds — corroded fins trap more debris, which holds more moisture.

Outdoor kitchens take the worst of it

Built-in grills sit outdoors permanently. Burner tubes, igniter electrodes and rotisserie motors are the components we replace most often in Malibu and Laguna Beach. A cover helps considerably but is not a complete answer.

Refrigeration is next

Condenser coils on outdoor and garage refrigeration corrode quickly. Indoor units are affected too, particularly in homes that keep windows open to the ocean.

Door seals and gaskets

Rubber degrades faster in salt air and UV exposure. A failed seal on a refrigerator drives continuous run time and higher bills long before anyone notices the food is not quite cold.

A practical maintenance rhythm

Clean condenser coils twice a year rather than annually. Rinse outdoor grill components with fresh water after heavy use. Inspect burner tubes each spring. Replace door gaskets at the first sign of hardening rather than waiting for failure.
